Trust deeds do not transfer ownership into itself. Instead, they only serve as repositories. Upon loans, there are agreements signed that if the borrower would fail to settle the amount at an agreed upon maturity, the title would automatically be legally owned by the trustee, which in turn would have the power to own the title or sell it to other parties to generate money.
